Damp and Cracks in Estepona: Causes, Repair and When to Worry

How to tell rising damp, condensation and leaks apart, which cracks are serious and how they are repaired so they do not return.

Damp and Cracks in Estepona: Causes, Repair and When to Worry

Damp is fixed by removing the cause, not by covering the stain. In Estepona the most common types are condensation, leaks through roofs or terraces and rising damp on ground floors. Cracks are worrying if they are active, run through the wall or grow over time.

How do I tell the type of damp?

TypeSignsUsual cause
CondensationBlack mould in corners and cold wallsPoor ventilation and thermal bridges
LeakStain that grows after rainRoof, terrace, downpipe or window frame
Rising dampStain and salts up to 1 m highGround moisture in ground-floor walls

Which cracks are dangerous?

Fine cracks in render or from shrinkage are usually cosmetic. Call a technician if the crack is diagonal, wider than 2 mm, goes through the wall, shows on both sides or widens over the months, as it may indicate settlement or a structural problem.

How are they repaired so they do not return?

  • Diagnose the cause by inspection and, if needed, thermography or a moisture meter
  • Fix the source: waterproof the roof, replace downpipes, drain or inject a damp-proof barrier
  • Let the substrate dry before painting
  • Seal and reinforce cracks with mesh and repair mortar
  • Finish with breathable or anti-mould paint

How much does repair cost?

A localised crack and paint repair can be a few hundred euros; treating rising damp or waterproofing a roof runs into the thousands depending on area. La Rada’s free technical visit identifies the source so we can quote a fixed price.

Frequently asked questions

Why does mould appear in the corners of my home?

Almost always condensation from poor ventilation and cold walls. Better ventilation and insulation reduce it.

Does painting over a damp stain fix it?

No. The stain returns unless the cause is fixed and the substrate dried.

Does a crack mean the house is about to fall down?

Not necessarily; most are superficial. Only active, wide or diagonal cracks need a structural study.
